ABOUT THE PROPERTY:

Sweet Dreams! This high quality vacation home on Saddleridge Drive in the Bridgewater at Town Center sub division is newly available for rent.

Within 2 minutes of the villa you can buy fuel at the local garage at the junction of Lake Wilson Rd and Ronald Regan Parkway, this amenity also houses a mini market and serves hot takeaway food.
At Champions Gate a further 3 minutes away there is a large Publix supermarket and an excellent Chinese restaurant, eat in or take away.

There are 2 huge Wal-Mart stores in the area, both within 15 minutes of the villa, one on the HW 27 just north of the 192. The other store is at the junction of the Osceola Parkway and Poinciana Boulevard. These stores are amazing and excellent value.

Bridgewater at Town Center is located a 10 minute drive from Highway 192 which is home to a plethora of shops, supermarkets, gas stations and restaurants catering for a variety of tastes and price brackets. For the petrol heads there is a vintage car show and cruise every Friday & Saturday night at Old Town, Kissimmee, close to Marker 9. These occasions are well worth a visit - the old town has a real buzz!

The villa itself comprises of four double bedrooms and three bathrooms along with a spacious lounge, dining area, fully fitted kitchen, breakfast area and nook, double garage and pool. The separate utility room houses a large washing machine and tumble dryer.

All bedrooms are spacious and attractively decorated. The master bedroom has a walk-in wardrobe, en suite bathroom and its own TV. It also has access via patio doors to the pool area.
The second bedroom has a double bed and faces an adjacent bathroom.
The two further bedrooms, (both of which have twin beds) share a third bathroom, and have fitted wardrobes and plenty of drawer space. The twin bedded room also has a TV.

The kitchen area is fully fitted with all the equipment you would expect, including an oven and hob, large fridge freezer, dishwasher, microwave, toaster, and a full set of crockery, cutlery, utensils and house wares.

The lounge is tastefully furnished and decorated, creating a relaxing atmosphere in which to relax while watching the TV, or looking out to the pool area. This room also has a Video, DVD player and a mini Hi Fi.

This beautiful Florida villa benefits from a south facing, oversized and screened pool with spa, which is accessed through patio doors in the lounge. NB. Alarms are fitted to the patio doors for your children's protection. There is ample decking for sitting or lounging and a covered area if required, a shaded spot with a light and fan to escape the all day sun! Pool furniture is also provided. Pool heating may be arranged, if required, at an extra charge of £70 per week. This is advisable during the winter months.

Nearby airports include Orlando International airport (approx. 30 minutes,) Sanford airport (approx 60 minutes) and Tampa airport (approx 75 minutes.) The superb beaches of the Gulf coast to the west (approx 90 minutes) or the Kennedy Space Centre to the east can be reached in less than an hour?s drive.

There is cable TV and a telephone installed (free local calls). For your protection the villa also has a burglar alarm.

POOL:

The pool and spa face south where you can enjoy the sun for most of the day. We have a larger than average pool deck with loungers for your relaxation. The pool is large enough to swim or play in. Depth from 5 - 2 feet and may be heated if required by arrangement.
The area immediate outside the pool screen is surrounded by shrubs and then open grassland providing some privacy.

PATIO:

Covered Lanai with outdoor dining facility adjacent to the pool deck. This aarea has overhead lighting and a fan for those who prefer to be kept cool. This external dining area is set for 4 people with padded seating and provides an extra alfresco dining facility where you can relax and watch the sun go down with something chilled.

GARDEN:

The area immediately outside the pool screen is planted with shubs, this provides extra screening and a pleaseant outlook while sunning yourself on the pool deck.

PARKING:

Parking facilities for 4 vehicles, 2 in the double garage, 2 spaces on the driveway.

KITCHEN:

The kitchen is fitted with all appliances and facilities you would expect to find in a modern holiday villa.

UTILITY AREA:

The utility room accommodates a washing machine and a tumble dryer plus some storage space and provides internal access to the double garage.

DINING AREA:

There are 2 dining area in our villa, a formal setting for 6 and a more informal area set for 4. Of course with the advantage of the Florida weather the patio area is also a bonus dining area under the covered lanai.

LIVING/LOUNGE AREA:

The living area is comfortable and overlooks the pool, also in this room to assist your relaxation are cable TV, Video, DVD and Hi Fi facilities. The 3 seater settee also doubles as a bed if required.
Immediately adjacent to this area is the formal dining area.

CLEANING INFORMATION:

Our villa is managed by a local company and will be meticulously cleaned and fluffed prior to your arrival.
If there is anything that you are unhappy with please contact them immediately, they will be plesased to help. Contact details are in the villa.
Normal arrangements are that the villa will not be cleaned again until after your departure. Special arrangements can be negotiated if required.

CHANGEOVER NOTES:

The villa is available for arriving guests from 16:00. On departure please vacate the villa by 10:00.
Special arrangements are sometimes possible by agreement with the owner.

PET NOTES:

Please note - we have a, "no pets" policy.

BABY FACILITY:

We have provided a high chair and cot at the villa. Please take bedding for the cot with you.
NB. All other bedding etc. is provided.

LOCAL AMENITIES/ATTRACTIONS:

The villa is within easy reach of all the main theme parks associated with Orlando. As a guide the Disney main gate is 12 minutes drive. There is also a fantastic array of entertainment, food and shopping available on the Highway 192; this is less than 10 minutes away. HW 192 stretches for miles, we recommend that you cruise this route, its well worth it. You can also get away to the beach on either the west or east coast within 80 minutes drive.
Local shops, supermarkets, restaurants, and great golf facilities are within 5 minutes drive at Champions Gate and at Reunion. If you want an easier challenge try Highlands Reserve, 10 minutes away on the HW-27. Or, if you want to go for a stroll you are away far enough away from the madding crowds to just enjoy the countryside.

BOOKING NOTES:

A deposit of £100 per week will secure booking.
Full payment including a fully refundable bond of £100 per week to be paid 8 weeks prior to departure, or at the time of confirmation if booking within 8 weeks of departure.

The bond is fully refundable on receipt of damage free report from the villa management company, usually 2 to 3 weeks after vacating the villa.
