ABOUT THE PROPERTY:

The villa located at Nicoletta Court 14, Kato Paphos, is newly built and has two double bedrooms and a roof terrace with superb panoramic views over the roof tops to the sea. It is situated in a small exclusive community of villas with a communal swimming pool and is within 2km (1.2 miles) distance of the historic old harbour and beaches. Paphos international airport is only 15 minutes' drive away. Air conditioning is available in all rooms

PATIO:

The villa has a large roof terrace with pergola, dining table, chairs, sun loungers and shower. A separate kitchen with fridge ajoins the terrace which has superb views over the roof tops of Paphos to the sea.

KITCHEN:

Well equipped open plan kitchen with granite work surfaces, hob, oven, microwave, fridge/freezer and washing machine.

LIVING/LOUNGE AREA:

There is a large open plan lounge, dining room and kitchen with patio doors opening onto the front veranda. Both of the sofas in the lounge convert to beds to accomodate a further two people. Within the lounge is a DVD player, satellite TV with full subscriptions, a CD/radio player and miscellaneous board games and books.

BEDROOMS:

Located on the first floor, the master bedroom is a spacious double bedroom which opens on to the first floor balcony. The master bedroom closet contains a safe. Bedroom two, on the first floor, has twin beds, and opens on to the first floor balcony.

CLEANING INFORMATION:

Final cleaning is included but guests still have the responsibility to leave the property as they found it. For any period of more than a week, a change of bed linen is available in the top cupboards in the bedrooms. As this is a self catering villa, we do not arrange any cleaning during the stay. However, should yguests wish for the villa to be cleaned at any time during their stay, our managing agent will be happy to arrange it at a nominal cost.

CHANGEOVER NOTES:

Arrival time is normally after 3pm and departure time before 11a.m. unless by prior arrangement.

LOCAL AMENITIES/ATTRACTIONS:

There is a general store located near to the complex for the purchase of groceries, provisions, newspapers etc. There is also a small cafe nearby. There is a large supermarket (called Orphanides) within three minutes drive of the villa. Paphos harbour with its many restaurants to cater for any taste or cuisine is only 2km (1.2 miles) away. Paphos provides excellent recreational activities including cycling, diving, fishing, golf, horse riding, mountain biking, mountaineering, paragliding, sailing, surfing, swimming, tennis, walking, water skiing windsurfing and world heritage sites.

BOOKING NOTES:

Within the rental price is electricity, linen, bath and hand towels (not beach towels). Satellite television is also included within the price.

BATHROOM/ENSUITE:

There is a bathroom located on the first floor with bath/shower and toilet. The master bedroom has its own en suite. There is also a shower on the room terrace
