ABOUT THE PROPERTY:

This Award-winning 3-bedroom/2-bathroom apartment is in an unbeatable location, just 3 mins walk from the municipal beach (Blue Flag). Fully equipped/furnished. Large swimming pool. A/C-heating units in all rooms. Internet access. Set in well-maintained gardens in a quiet residential area, yet very close to beach, shops, restaurants, nightlife. Sleeps 6/8. The apartment is situated on the first floor at the exclusive new Limnaria Villas residential complex in Kato Paphos, located away from the bustle of the main tourist area, yet only a couple of minutes walk (even closer than Paradise Gardens and more exclusive than Limnaria Gardens) to shops, restaurants, nightlife, sports facilities and the harbour area. POOL:

The large, shaped swimming pool is set in an extensive sunbathing area with sunloungers, surrounded by the gardens.

GARDEN:

The building is situated in beautiful, well-maintained gardens, including magnificent palm trees and bouganvilleas.

PARKING:

There are plenty of off-road, including covered, parking places to cater for everyone.

KITCHEN:

The kitchen area, situated off the large open-plan living/dining area, is equipped with fridge/freezer, cooker, microwave, washing machine, electric kettle and coffee percolator, toaster, dishes, cutlery and cooking utensils.

UTILITY AREA:

The apartment is also equipped with a hairdryer, iron and ironing board, clothes dryer for the veranda. Put the picnic chairs, table and coolbox in the boot of your car and take off for the day to a remote beach or the mountains.

All the rooms are fitted with ceiling fans and air-conditioning units and all windows are double-glazed with heat-reflecting shutters and fly screens. The apartment has a large balcony with dining table and chairs, overlooking the gardens and swimming pool.

DINING AREA:

The dining area in the open-plan living room has a circular table comfortably seating six. There is extra seating round the table on the balcony.

LIVING/LOUNGE AREA:

The living room has two sofa-beds, an armchair, satellite TV, video, DVD and music centre, coffee table, sideboard, and two side-tables with lamps. There are board games, books, videos, DVDs and music tapes/CDs, internet access, to keep you entertained and we also have a selection of tourist information leaflets and maps to help you plan your holiday.

BEDROOMS:

There is one double bedroom (optional en suite) and two twin bedrooms, all furnished with double fitted cupboards (with PLENTY of coat hangers!), dressing tables and bedside tables with lamps. There is ample drawer space, too.

CLEANING INFORMATION:

The apartment is cleaned before your arrival and after your departure.

CHANGEOVER NOTES:

We are flexible about changeover days, as flights from the UK arrive any day of the week. Please ask and we will try to accommodate your wishes.

LINEN NOTES:

The price includes all bed linen, towels and beach towels for the whole of your stay.

BABY FACILITY:

A travel cot is available on request.

LOCAL AMENITIES/ATTRACTIONS:

Paphos itself has the best climate on Cyprus: mild in winter (16-20 degrees C) and cooled by sea-breezes in summer. In winter, if you suffer from Seasonal Affective Disorder or just feel depressed by the grey skies in northern Europe, why not fly south for a break and enjoy the bright light and fresh local produce of Cyprus? In spring the hillsides are covered with a golden carpet of wild flowers.

Paphos is also an ideal location for visiting the Akamas Nature Reserve, a multitude of historical sites, including the World Heritage Tombs of the Kings, the Troodos Mountains and other parts of the island.

Airports:
The apartment is only a 15-minute drive from Paphos airport and there is a direct motorway connection (about 1hr.30 mins.) to Larnaca airport.

Golf:
There is a choice of three golf courses: Aphrodite Hills and Secret Valley 18-hole championship golf courses – 20-30 mins.; Tsada, 18-hole – 15 mins. All have club facilities. Par around 71/72.

Fishing:
There are fishing boats to hire from the old harbour, including for deep-sea fishing.

Diving:
There are many dive-schools in Paphos, including at the Paphos Beach Hotel, 10 mins. walk from the flat.

Skiing and snowboarding:
From January to March, on Mount Olympus , only 2 hours drive away.

Tennis:
Only a 5-min walk from the apartment to tennis courts.

Other local facilities:
Cycling, horse-riding, go-karting, parasailing, sailing, hiking, water-park.

There are English-language cinemas in the town and concerts are held in front of the mediaeval fort and at the ancient Odeon. Paphos also has a number of fascinating museums.

There are several wineries in the locality that can be visited for free wine-tasting and stocking up on good Cyprus wines for your holiday and to take home.

Many monasteries and churches are accessible from Paphos, as are the Birthplace of Aphrodite, Aphrodite’s Baths, Adonis Falls, reservoirs and mountain forests.

There is skiing and snowboarding from January to March on Mount Olympus in the Troodos Mountains, about 2 hrs drive from Paphos. If you are hardy, you can ski in the morning and swim in the sea on the afternoon!
