ABOUT THE PROPERTY:
Ground floor: 1 twin en-suite bedroom (shower, wc, hand basin) with walk in wardrobe.1 triple bedroom. Lovely open living area in the Smithy with one single bed and guest bed. Cloakroom with wc and handbasin. Shower room with wc and basin. Large conservatory with fantastic views across to Snowdonia. Lounge (with TV, Video, selection of videos and games).
There is a lovely open plan living area in the 'Smithy' with open fireplace. Also full size table tennis table. Fully equipped kitchen with table seating for dinner and sofa and CD player/radio. Utility room with washing machine, tumble drier, extra freezer. Hot tub outside for relaxing after a day of sightseeing!
First Floor: 1 Double bedroom, 1 triple bedroom (one bunk bed), bathroom with bath (shower over) wc and hand basin.
We will be upgrading the property further over the autumn - please see owner website for updates.
GARDEN:
Lovely private garden with patio and seating, gas bbq, hot tub in its own log cabin, badminton net.
PARKING:
Parking for up to 6/7 cars in private car park next to property.
KITCHEN:
Lovely sociable kitchen fully equiped with dishwasher, microwave, American style fridge freezer and dining area.
BEDROOMS:
Two triple rooms (one ground floor), one double, one twin en-suite (ground floor), sofa bed and guest bed in the Smithy. Travel cot provided.
CHANGEOVER NOTES:
Changeover day normally Saturday. Check out by 11.30am. Arrival from 4pm unless otherwise advised.
LINEN NOTES:
Linen provided for guests except for 2 night breaks. Towels NOT provided.
PET NOTES:
Well behaved dogs accepted at a charge of £20 per dog.
ACTIVITY EQUIPMENT:
Badminton net and rackets, table tennis table, books, games and videos provided.
BOOKING NOTES:
We require 50% of the total rent to secure the holiday. The remaining 50% plus a security deposit of £250 (refubdable if no damage etc) is required no less than 6 weeks before the holiday starts.
BATHROOM/ENSUITE:
One bathroom with shower, bath and wc, one shower room with wc, one wc and one shower room (ground floor en-suite).
