ABOUT THE PROPERTY:
Farmhouse in the Landes department of France. Sleeps 14 including baby.
House has 7 bedrooms (one on the ground floor) Two bedrooms have double beds, one has double bed and cot, one has double and single beds, two single bedrooms, one bedroom with twin beds.
There are three lounges on ground floor, one of which has free to air satellite TV, DVD and Video. There is a music centre in another lounge.
The kitchen is fully equipped, with large gas cooker, fridge freezer, microwave, toasters, blender, Kenwood Chef, etc.
The Kitchen leads onto a 65 sq.meter terrace, with dining area and lounge area.
There are three bathrooms, one on the ground floor. All have bath, shower, hand basin, toilet.
The pool area is fully fenced for safety. The pool is 13 meters x 5 meters. The pool house is large enough to dine in our lounge in. The barbeque is situated near the pool house. There is an outside shower at the side of the pool house.
The property is secluded but not isolated, and is a leisurely 10 minutes walk to Heugas village, where there is a small Intermarche, hairdressers, cafe/restaurant, doctors surgery (English speaking doctor), post office.
20 miles from beaches and golf course. Close to horse riding centres. Beautiful area for tourists. House is fully equipped and includes linen, towels and cleaning equip. 10 mins drive to nearest town of Dax. 45 miles Biarritz airport. For further details and photos e-mail jskelway@hotmail.com
POOL:
The pool is 1.5 meters deep and 13 meters x 5 meters.
At the side of the pool is a large pool house, outside shower, bbq.
PATIO:
The 65 sq. meter patio is accessed through the kitchen door. There is seating for 14 at the dining table.
At the opposite end of the patio, there is a large lounge area.
The patio overlooks the pool area.
PARKING:
There is ample parking and turn round space on the large gravel driveway.
KITCHEN:
The huge farmhouse kitchen is fully equipped.
UTILITY AREA:
Separate utility room with automatic washing machine, ironing board, iron and cleaning equipment.
DINING AREA:
There is a large dining room, with table and chairs for 14.
LIVING/LOUNGE AREA:
There are three lounges on the ground floor. One of which has free to air satellite TV. video and DVD player. If you have a sky card, you will be able to use it in the digibox.
Another lounge has a music centre, with CD player, radio and tape players.
Another lounge has a bed settee, if your party is a little larger.
Mostly though, you will use the outside lounge on the patio, or the poolhouse.

There are seven bedrooms. One on the ground floor.
Two bedrooms have double beds.
One bedroom has double and single beds.
One bedroom has double bed and cot.
One bedroom has twin beds.
Two bedrooms have single beds.
CLEANING INFORMATION:
The house, pool house, and patio will have been thoroughly cleaned for your arrival. All beds will be freshly made.
We ask that you leave the property in a clean and tidy condition when you leave.
There is cleaning equipment in the laundry room.
LINEN NOTES:
All linen is included in the cost of the holiday.
BABY FACILITY:
There is a cot in one of the bedrooms.
