ABOUT THE PROPERTY:

Quinta da Rã is a very spacious 3 bedroom house, with many traditional features. The main part of the house is a quadrangle, arranged around a central open courtyard with its own garden and small fountain. Vaulted wooden ceilings and cross ventilation keep the interior cool in the summer months. Under floor heating keeps it warm in the winter. The rear side of the quadrangle is an open-plan dining and lounge area with French windows to the shaded terrace and doors opening onto the rear terrace and garden. The dining table seats eight and converts into a pool table. The lounge area has leather sofas and is equipped with satellite TV. There is a further smaller dining area adjacent to the kitchen. The kitchen is very well appointed, including American-style fridge with water cooler and ice maker, and a dishwasher. A door opens from the kitchen onto the rear terrace. The principle bedroom occupies a wing of the house on its own. It has a double bed, fitted wardrobes, French windows to the rear terrace, and is en-suite with a walk-in shower room. The second bedroom has a double bed, fitted wardrobes and an en-suite bathroom. The third bedroom has twin beds, fitted wardrobes and an en-suite shower room with walk-in shower. There is a very large, cool entrance area with vaulted ceiling, equipped with sofas, a table and a music player. There is a separate room for the washing machine and dryer.

The rear terrace has an open part, ideal for winter sun and a large area shaded by bougainvillea and a carob tree, ideal for summer shade. It is furnished with comfortable chairs and a table. There is a roof terrace with views over the garden and the Ria Formosa.

A landscaped path leads from the rear terrace to the pool area. The pool terrace is huge and the pool a massive 12m x 9m x 3m at the deep end. There is plenty of space for sun loungers and table and chairs around the pool. At the back of the pool is a large, open-fronted 'summer house' with a dining table and chairs. The pool terrace is completely private and has views out over the Ria Formosa to the sea.

The house is on a walled and fenced plot of 1.6 hectares, with fig and carob and almond trees. A large part of the grounds are left in their natural state, with landscaping and flowering plants surrounding the house and pool area. There is much to explore in the grounds, with an ancient olive tree, a large old well, and a large and small frog pond; which give the house its name
