On offer are two types (TYPE-A & TYPE-B) of detached villas, all available in the same complex from the owner. No commissions or extra charges. The complex is located in the Yeni Foça area which is 60 km north of Izmir, Turkey, and 1.5 km to the nearest beach. Villas also have room for a pool in their big plots.
Although the villas are in a complex, appropriate positioning gives you the privacy you would not easily find in any other location in Turkey at this price range. The complex structure was established as a co-operative for developing needs and as the developing has finished, a simple and economic management will be in place rather than a costly complex management. A £30 monthly payment is being paid in 2007, mainly for salaries of guards and basic maintenance costs. To build a long lasting bond with buyers, I shall keep one of the villas to myself and be around all the time. There are two guards who are living with their families in the complex to maintain 24 hour help and safety.

Buying procedure
Promissory Contract for Purchase & Sale in both languages is signed in the notary office, written by the acceptance of both parties and translated by the sworn translator. A payment plan like the following will be included.
*A £1.000 deposit shall be paid promptly in cash in return of a receipt.
*Balance of 20% deposit will be paid by the buyer in 15 days maximum to sellers bank account.
*Apart from the deposit, within 45 days after singing the contract, the buyer shall pay a 60% of the villas price.
*The remaining 20% of the total price: seller will require payment when the Land Register Office informs that the military permission has been granted so the title deeds can be written in buyers name.
Paying a penalty to the buyer by seller is also included in the contract, should the seller decide not to sell, the buyer gets the 20% deposit back, and also gets a 5% penalty. If the buyer cannot fulfil the contract’s liabilities then the buyer will lose the 20% deposit.
You need to supply your passport's notary stamped page containing your ID data, 2 portrait pictures. Also we shall get you a tax number for further use. You can open an account in one of HSBC or Citibank Izmir branches.
Application to the Land Registry Office for the transfer of the title deeds into your name shall be made. The title deeds office will send your passport’s copy and title deeds to Military Headquarters in Izmir for the military zones check. This military check is to determine that the area of the property is not within a certain distance from a Turkish military base, which could take up to 3 months. From previous experience we know that our villas are clear from military check, but the clear paper is a must prior to buying.
The last step involves paying the remaining balance of the property using the bank account you've previously opened in Izmir, the purchase tax, earthquake insurance and having the release of the title deeds at the land registry office by signing in the presence of the office administrator by the buyer and the seller. If you prefer you could give Power of Attorney to someone you trust in Turkey, or yourself could be in the Land Registry office to sign for the release of your title deeds after authorisation by the headquarters. The Power of Attorney does the applications, paperwork needed, signs the title deeds transfer with the buyer and you become the owner of the property. This is similar to the procedure in UK.
The new title of the property will be registered with the local council office for property tax, which shall be paid annually in two equal payments, starting from the year after of your purchase.
If you choose a Type-B villa, your villa's interior shall be completed within a period of max. 2 months. The terms and prices shall be included in the promissory contract. For details of interior finishing our builders will be present at your inspection trip. Also you could ask for extras such like a fireplace, central heating system, pool etc. at this stage.

Buyers’ Part of Purchase Tax: 1,5% of the declared purchase value
Notary Office Fee: £150 Purchase / Sale contract is to be made in the Public Notary Offices and the charges are calculated on the purchase value of the property. This is usually 1% of the declared value.
Authorised Sworn Translator Fee: £75
Government Tax: £100
Earthquake Insurance Cost: Depends on property’s indoor area and location. About £40 per year. Mandatory by law to represent an insurance during land registry.

Complex charges: There is a maintenance charge of £30 per month for 2007. As the villa is part of a complex, additional payment plans for the needs of the complex can be passed in the yearly meetings, in which you can also attend and vote.
Annual Property Tax: 0,002 of declared property value, payment starting the following year of purchase. Annual 2007 tax for a villa of ours was around £170.
