Apt 16 in Tavira Garden is a large (1100sqft, 100sqm) fully air-conditioned two bedroom apartment with a private roof terrace (with loungers, umbrella, BBQ, etc) offering views over sea, town and countryside. Equipped to sleep 4 to 6 people, the apartment is comfortably furnished, the floors are fully tiled, all windows have blackout curtains. The complex itself has 2 x Adult pools (one with Caribbean-style poolbar)and 2 x Kids pools. There is tennis, a gym (with personal trainer for the masochists), kids play areas, BBQ area, Bar/Restaurant, etc.

Apartment 16 – Description

This is a 2-bed, 1-bath second floor apartment close to one of the pool areas and to the gym. The covered area is approx 90sqm/ 1000sqft plus a small breakfast balcony off the living room overlooking the gardens and a large roof terrace with sea views (furnished with loungers, BBQ, etc). The apartment is fully air-conditioned and is fitted out to accommodate up to 6 people.

The living area of the apartment is open plan but with separate living room and dining room. The kitchen is quite roomy and has a serving bar counter to the dining room. The entire floor area of the apartment is tiled. The living area and both bedrooms are air-conditioned; with the exception of kitchen and bathroom, all windows are fitted with “blackout curtains”.

Bedlinen and towels are provided and changed. Bedlinen is normally changed once per week; towels weekends and mid-week when bathroom is also cleaned. Additional changes and/or maid-service available on request.

The access area for the apartment is pedestrianised with ample safe parking close by. The complex grounds, the gardens and the common areas are well lit at night. Both the complex and the town of Tavira can be regarded as relatively safe/secure areas. A sturdy wall safe with 4-digit electronic combination (your choice) is provided.

The living room has two couches – 1x3-seater, 1x2-seater. The three-seater couch doubles as a pull-out bed capable of accommodating two small children or one adult. Equipment includes stereo unit, DVD-player and Sat TV with BBC & ITV 1 to 4; BBC World; Sky News, CNN; etc.

The dining room has a 6-place dining table and a serving bar counter to the kitchen. Kitchen and dining room can cater comfortably for 6 people.

The kitchen includes 4-burner gas hob; electric oven; microwave, cordless kettle; coffee percolator; toaster; juicer; soup-maker; etc. There are also fridge/freezer; dishwasher; washing machine; vacuum cleaner; iron/board; drying frame; etc. The complex includes a self service launderette where a drier may be used at a small charge.

The master bedroom has double bed, individual bedside lockers and reading lamps, wardrobe, chest of drawers, mirror, etc. The second bedroom has twin beds with individual bedside lockers and reading lamps, wardrobe, chest of drawers, mirror, etc. There is a shared bathroom positioned between the two bedrooms; it has bath, shower, bidet, WC, shaver socket, mirror, etc.

The apartment is an approx 15 minute walk to the old Roman bridge which is usually regarded as the centre point of Tavira.

Pool Notes

The main pool is 25m x 10m x 2,2m. It is located beside the reception/ restaurant area and includes a Caribbean-style poolbar. There is a kids pool adjacent to the adult pool.

There is also a smaller pool area at the other side of the complex. This is much quieter and is favoured by families with smaller children -- or those just looking for peace and quiet!

Patio Notes

The apartment has a large balcony -- both the lounge and the main bedroom have double doors which open onto this balcony. The balcony is equipped with table + chairs to allow breakfasting in the sun.

There is also a large, private roof terrace offering panoramic views over the sea, the town and the countryside. This terrace is equipped with loungers, table, chair, umbrella (sun, not rain!), BBQ, etc.

Parents are cautioned not to allow small children on to the roof terrace unless supervised.

Garden Notes

The extensive gardens are probably the best feature of the Tavira Garden complex. They are lovingly maintained by a team of three full time gardeners. The many trees include carob, olive, palm, jacaranda, etc. There is also a wide variety of flowers, shrubs, plants, etc.

Parking Notes

The complex offers ample, relatively secure on-street parking convenient to the apartment (the entrance area of the apartments is pedestrianised). The complex is well lit which adds to the security.

Kitchen Notes

The comprehensively equipped kitchen has a bar counter giving serving access to the dining room. It includes 4-plate hob, oven, microwave, fridge/freezer, dishwasher, washing machine, coffee-maker, jug kettle, blender, etc.

Crockery, cutlery, glassware, etc, is provided to cater comfortably for 6 people.

Utility Area Notes

A small self-service launderette is available where washing machine and drier may be rented at €6 for three hours.

The dining area is airconditioned and the dining table will comfortably seat 6 people.

Living/Lounge Area Notes

The lounge is comfortably furnished, including tasteful wall hangings. It is bright and airy with double doors opening onto the balcony. It is air-conditioned and equipment includes Satellite TV, DVD player, etc. The large couch you can see in the photo opens up as a sofa bed capable of accommodating two small children or one adult.

Bedroom Notes

There are two bedrooms, both airconditioned and equipped with ample wardrobe and drawer space, individual reading lights, etc.

One bedroom is equipped with a doudle bed, the other with two single beds. The windows have blackout curtains.

The couch in the living-room converts into a sofa-bed which can accommodate two small children or one adult. A travel cot (max ~2 years) and/or a camp-bed can also be provided.

Bed-linen is supplied and changed after seven days. Bath- and face-towels are provided and changed each three to four days; you are expected to provide your own pool-/beach-towels.

Games Room Notes

While the restaurant offers some table games, the enthusiast will be more comfortable visiting some of the specialist locations downtown.

The apartment is cleaned each seven days with a thorough cleaning taking place between each rental.

Changeover Notes

The normal changeover day is Saturday but this is critical -- alternative days can usually be accommodated, please enquire.

Check-in is normally 16h00 (4 pm), check-out 10h30 (1030 am) -- note that Portuguese time is the same as UK + Ireland.

When overlapping bookings permit, ckeck-in and check-out can be flexible.

Late arrival, defined as arrival at the complex after 22h00 (10 pm), attracts a premium of €15,00.

Linen Notes

Bed-linen is supplied and changed after seven days. Bath- and face-towels are provided and changed each three to four days; you are expected to provide your own pool-/beach-towels.

Pet Notes

Pets are sometimes accepted but ONLY with prior agreement.

Agreement is usually forthcoming for small, well-trained pets. Strict rules exist on the complex regarding where pets may and may not go, and about cleaning up after them.

There is also a "pet hotel" nearby which we can recommend.

Baby Facilities Notes

While a travel cot (max ~2 years) with bedding and/or a "high chair" can be provided, no special facilities are available for small babies.

Activity Equipment Notes

The on-site gym offers a comprehensive range of machines as well as jacuzzi, sauna, etc. A personal trainer is also available.

Local Amenities & Attractions

The local Camara (town council) organises a wide varirty of activities entertainments during the year -- street theatre and music; book fairs, antiques fairs; arts & crafts fairs; a film festival; visiting dance, theatre and music groups, etc.

The nearby beaches of Ilha da Tavira offer 13km of fine white strand -- and a remote nudist beach.

The Ria Formosa nature park surrounds Tavira. The Algarvean hills, while not officially a nature park, offer a further opportunity to commune with nature -- or just to wander.

Golf courses abound. The nearby Benamor course (3 miles) offers an excellent venue for lunch while the Quinta da Cima course is rated by those in the know as one of the best course in Portugal (Nº 1 in Portugal according to the authorative 2004 PEUGEOT Guide).

And, of course, there is always the sun and the water sports if you run out of things to do!

Booking Notes

A non-refundable booking deposit of 25% (minimum €200 applies) is required to secure reservation.
The balance is payable 8 weeks (56 days) prior to start of rental.
The balance is partially refundable as below and insurance is recommended:
- 75% on cancellation within 55 to 42 days before rental start
- 50% on cancellation within 41 to 28 days before rental start
- 25% on cancellation within 27 to 14 days before rental start
- 0% on cancellation less than 14 days before rental start

Payment may be made as follows at renter's option:
- by UK, Irish or Portuguese cheque;
- by bank transfer in Euro to BANIF Tavira or to Bank of Ireland;

The fully tiled bathroom is located centrally between the two bedrooms. It includes bath, shower, bidet, WC, WHB, cabinet, etc.
