About the property

Le Pré, located in the small hamlet St Paul de Serre, is a perigordian farm complex consisting of a large, beautifully renovated barn and an old farm house. In total there are over 300 square metres of living space fully centrally heated.

At the heart of the property and accessing all the buildings is a delightful walled in courtyard (safe for children) with table space for 15 under the hangto with gas barbecue. This is a favourite dining area on warm summer evenings.

The Old House is comprised of a ground floor with kitchen and dining area with table space for 8. A large wood oven creates a snug atmosphere on autumn evenings. On the first floor there are 2 double bedrooms and a fully equiped bathroom. The Old House also has french and british satellite TV and a video player .

The main living area is located in the former barn and consits of a magnificent open fireplace, 2 lounge areas and dining table for 15 guests. This spacious area also has a full-sized snooker table, HiFi, british satellite TV, video and DVD players. It accesses the courtyard which is at a lower level and the south terrace through large french windows.

Le Pré has all the modern amenities, including washing machine, tumble dryer and all the equipment a modern kitchen requires.

The swimming pool, 10x5, is automatically filtered and chlorinated. It is walled in and secure for children. It overlooks the grounds to the south and the village to the north.

The grounds are private, spacious and safe: ample space for children and for evening walks.

The barn was built in 1832 just after the Napoleonic wars. The 'Old House' was built in the 18th and extended in the 19th century.

St Paul de Serre is located 15 minutes south of the Dordogne capital Perigueux which boasts a roman town (Cité Romaine) as well as a medieval quarter and a magnificent romanesque cathedral. Within easy reach by car are some of the most magnificent castles in Europe, Beynac, built in the 12th century by the English king Richard I Lionheart, and the french castle, Castelnaud on the other bank of the Dordogne river. This whole area is steeped in history, illustrating the conflict between the French and English kings of the 12th century. Also in the area are other sites well worth visiting: the lovely monastery at Cadouin with its artists' workshops, the medieval town of Sarlat, the birth place of the famous poet Etienne de la Boetie. Those interested in things prehistoric should visit Les Eyzies!

Of course, not to be forgotten are the fantastic variety of restaurants in the Dordogne. For example Mr Vincent Texier's 'Restaurant du Nord ' in Vergt (12 minutes from St Paul de Serre) for cuisine regionale. Perigueux offers some of the best restaurants in the region

Pool Notes

Swimming pool 5x10 is automatically filtered and chlorinated. Is walled in and safe for children. It has a view up the grounds and down over the hamlet of St Paul de Serre to the north.

Patio Notes

The main terrace surrounds the house on the south side adjoining the parking area and next to the garage. It has a view to the grounds looking south. There is a sunshade, table and chairs. A gas barbecue is found in the garage for grilling on the terrace.

Garden Notes

Nine acres of peaceful private meadow with views over the hamlet, St Paul de Serre. Is mowed in June for hay.

Parking Notes

The garage takes 2 cars and the parking area can take up to 6 cars. It is accessed through a wooden gate from the road running through the hamlet, St Paul de Serre. From the parking area there is a path to the pool and grounds

Kitchen Notes

Kitchen has a large cooker with hob of 5 rings (gas) and a capacious oven (electricity). There is a dishwasher, 2 fridges, 2 freezers, micorwave oven and all the essential modern equipment.

British satellite TV, DVD, video and HiFi. It is accessed from the courtyard and main terrace on the south side of the property.

The living area in the Old House (farm house) has a kitchen and dining area for 8. This area has french and british satellite TV and video.

Bedroom Notes

3 Bedrooms sleeps 6 plus a double sofa bed:
- Old house has 2 bedrooms on the first floor, one with a double bed, one with 2 single beds.
- The master bedroom is in the barn area and has 2 single beds and a double sofa bed Accesses to a private area of the main terrace on the south side of the property.

Changeover Notes

Changeovers are on Saturday, but please contact the owners if you wish to book other days, we are very flexible. The property is at your disposal from 17:00 on the changeover day and must be vacated by 10:00 on the day of departure. This allows for cleaning etc! Bed linen is supplied

2 cots, playpen, high chair are available. A paddling pool is also at your disposal and can be placed in the courtyard or on the terrace.

Booking forms should be sent with a 25% non returnable holding deposit.This is 25% of the total booking sum and guarantees your booking. The balance must be sent 6 weeks prior to the start of your holiday.
